Home Inspection and What To Expect

Home Inspection is a non-invasive visual examination of the condition of a home, often in connection with the sale of that home.

Home Inspection may include any combination of mechanical, structural, electrical, combination of mechanical, structural, electrical, plumbing, or other essential systems or portions of plumbing, or other essential systems or portions of the home.

What is non-invasive Home Inspections, inspector can only report on what can be seen, given reasonable access. The Home Inspection will not reveal every issue that exists or ever could exist, but only those material defects observed on the date of the inspection.

A material defect is a specific issue with a system or component of a residential property that may have a significant, adverse impact on the value of the property, or that poses an unreasonable risk to people.  The fact that a system or component is near, at or beyond the end of its normal useful life is not, in itself, a material defect.

For example, a cracked foundation or a dangerous electrical condition would constitute an unreasonable risk to people, but a roof covering that had exceeded its intended lifespan would not, unless it was also showing signs of leakage.

Home Inspection report identify in written format, all defects within specific systems and components defined by the Inspection Standards that are both observed and deemed material by your inspector.  Inspection reports may include additional comments and recommendations.

The Home Inspection covers the house itself and that part of the property which has a direct impact on the building. An example of some of the items inspected would be:

  • Attic
  • Roof
  • Exterior
  • Exterior Grounds
  • Heating/Cooling
  • Electrical
  • Interior
  • Plumbing
  • Safety Issues

After the completion of your Home Inspection, our office will prepare a detailed Home Inspection Report for your property.

Why Do I Need a Home Inspection?

home inspectionOnce you are ready to buy your dream home then you might want to get a home inspection to insure your house for safety and any major repairs. But before getting the proper insurance on your home it may need to experience other inspections such as a 4 Point, Windstorm Mitigation Inspection or a Citizens Roof Certificate Inspection.

The insurance agency will do an investigation of the home from the inspections information to decide whether or not a house is “insurable”. Banks won’t provide loan on a home without insurance.

Type of Home Inspections…

Home inspections:

This is an unquestionable requirement for new and old homes. An inspection will focus on the state of the pipes, warming, cooling and electrical frameworks. The structure is also inspected to guarantee it is sound and to focus the state of the top, siding, windows and entryways and also the safety peculiarities of the home. Most purchasers want to pay for these inspections so that the examiner is working for them, not the dealer. Don’t let minor conceded support issues or non-real errors destroy the arrangement for your dream home.

Remember that no house is flawless and anything & everything might be altered. The inquiry is at what cost? You and your Real Estate Agent need to talk about the discrepancies found and choose if you need further arrangements. Your Real Estate Agent is committed to pay special attention for your best interest.

Wind mitigation Inspections:

As a property holder with windstorm protection, state law qualifies you for certain premium reductions, however without an inspection, you can’t get them! In the event that you haven’t had a windstorm protection inspection at your current home, you may be paying higher for your windstorm insurance.

During a windstorm mitigation, a certified inspector will cover the key peculiarities that may diminish the measure of harm your home endures amid a tropical storm hurricane or a windstorm. These features fall into a few classes, for example, outer construction, roof shape and construction, entryway and window opening assurance and in addition the correct year the house was made. An alternate component may be the height of a property and how it identifies with wind speed.

4 point home inspections:

A 4 point inspection is a skilled examination by the inspector of the roof, the electrical framework, plumbing framework and the heating, ventilation and AC (HVAC) system. The distinctive systems on your house have a fluctuating yet to some degree unsurprising life span. The greater part of the data accumulated for 4 point inspection relates to simply that. Notwithstanding, the data is not constrained to the future of the systems. Additionally, considered are issues, for example, sort of wiring utilized as a part of the home and even the makers of the equipment.

Citizens roof certification Inspection:

This kind of Certification Inspection is typically done at the request of the protection carrier. They will commonly ask for it because of the data they have on document is demonstrating that the top roof is approaching the end of its normal life. The review is utilized to archive the latest dated of complete substitution. Along these lines, it is absolutely important for the property holder to have a duplicate of the permit and/or contract of the latest work finished.

The inspection can take up to 1 hour to finish and it contains the report with permit documents and visual images of your roof. In case no records of a late re-roof are available, the inspector will evaluate the valuable life remaining.

Check with your insurance company and approach in the event that it would be worthwhile for you to get a Citizens Roof Certificate Inspection it may spare you on your insurance premiums.

Things to know about a Broward Home Inspection and the benefits.

home inspection

Home Inspection

Important things to know about a Home Inspection and the benefits. Home Inspections are an important process that plays a pivotal role in the buying or selling of property. It is done by a professional Home Inspector trained for this specific purpose. A house will probably be one of the largest investments you make, you do not want to lose any time while forking out where you are not required to.

Generally, the procedure is beneficial to both the seller who gets to know the real value of the property in context, and the buyer who gets an in-depth understanding of the home’s condition. What does a comprehensive Home Inspection process entail? The procedure may slightly vary from one Home Inspector to the next simply owed to the varying personalities of each

While one may be thorough and detailed, he/she may not be as experienced as the next hence, losing an edge in that perspective.  However, there are three common components that every good Inspector should cover and include in the final report. A comprehensive Home Inspection should basically elaborate and categorize each problem as a safety issue, minor defect or major defect.

Secondly, the Inspector should also list down all items that need to be replaced, repaired or needs servicing. Lastly, the Inspector should explain the items that are suitable for now and those that require close monitoring.

Benefits of a Home Inspection for Broward County Residents:

To a home owner, contrary to common perception, Home Inspection shouldn’t be carried out only when buying or selling. It is equally beneficial to all home owners and in fact, those that do it on a regular basis enhance the longevity of their property.

A comprehensive Home Inspection will not only document the condition of your home, but also identify minor defects before they turn into expensive repairs. The procedure will go a long way in helping you find solutions to problems in a professional and timely manner.
To Buyers technically, this is the lot that stands to gain the most from Home Inspections. Qualified Inspectors are trained to detect as many defects as possible with the help of acquired techniques, specialized tools and extensive experience. This basically means that the buyer will be made aware of any problems and hazardous conditions within the property hence avoiding over-paying.

This gives the buyer peace of mind as he/she makes an informed decision on whether or not to purchase the house or to keep looking. Not only will the buyer get valuable, in-depth knowledge about the new home, he/she will also avoid future surprises.
To Sellers it is common to find home owners seeking to sell and not identifying problems on the property while showing it to a prospective buyer. A seller can avoid losing out on sweet deals by procuring a Home Inspection. This will enable the Seller to replace or repair any defects to increase the property’s value. This also eliminates the rush and costs that come with last minute repairs that are known to cause delays.

The bottom line is that regardless of whether you are a buyer, seller or home owner, Home Inspections are a highly beneficial procedure that you will be glad about in the future. It is certainly worth every penny offering great value for your money.

Buying a home? The process can be stressful.

Buying a home? The process can be stressful.  A home inspection is supposed to give you peace of mind, but often has the opposite effect.  You will be asked to absorb a lot of information in a short time.  This often includes a written report, a checklist, photographs and what the inspector himself says during the inspection.  All this, combined with the seller’s disclosure and what you notice yourself, makes the experience even more overwhelming.  What should you do?

Relax.  Most of your inspection will be maintenance recommendations, life expectancies for various systems and components, and minor imperfections. These are useful to know about.

However, the issues that really matter will fall into four categories:

Attic InspectionsAttic inspections

Major defects –  example: of this would be a structural failure

Things that lead to major defects – example: such as a small roof-flashing leak

Things that may hinder your ability to finance, legally occupy, or insure the home

Safety hazards, such as an exposed, live buss bar at the electrical panel

Anything in these categories should be addressed.  Often, a serious problem can be corrected inexpensively to protect both life and property (especially in categories 2 and 4).

Most sellers are honest and are often surprised to learn of defects uncovered during an inspection.  Realize that sellers are under no obligation to repair everything mentioned in the report.

Keep things in perspective.  Do not kill your deal over things that do not matter.  It is inappropriate to demand that a seller address deferred maintenance, conditions already listed on the seller’s disclosure.
